SelfCloze

Sell without the 5–6%.

A flat fee instead of a percentage. On a $1M sale that's the difference between $999 and $30,000 on the listing side.

A rough number is fine. Zero if it's paid off.

SelfCloze · $999 flat
$563,151
Traditional · 3% listing
$534,150

You'd keep $29,001 more.

Both columns include the same escrow, title, transfer tax and 3% to the buyer's agent. The listing fee is the only difference. An estimate, not an appraisal.

  • $0 up front
  • Nothing owed if it doesn't sell

Questions

Do I still have to pay the buyer's agent?
Usually, yes — that's negotiated with the buyer and it's separate from what you pay us. The calculator above includes it, so the number you see already accounts for it.
Will agents avoid my listing?
It's on the MLS like any other listing, with buyer-agent compensation shown the same way. A buyer's agent sees your home exactly as they'd see one listed at 3%.
What's the catch?
There isn't one, but there is a trade. You do more of the legwork than you would with a traditional agent — scheduling, being at the house, making decisions. We do the licensed parts and the paperwork. If you'd rather hand over all of it, Full Service at $4,999 is that.
When do I pay?
At closing, out of escrow. Nothing up front, and if the home doesn't sell you owe nothing at all.
Is this a real licensed agent?
Yes. A licensed California agent under Premier Agency, DRE #02240990, with a written agreement that says exactly what's included.
