What it is
A home inspection is a visual, non-invasive check of the home's systems by a licensed inspector: roof, structure, plumbing, electrical, HVAC, appliances, drainage. It takes 2–3 hours and produces a report with photos. The buyer orders and pays for it ($450–$700 in San Diego; condos $350–$500). It happens in the first two weeks after your offer is accepted.
No sale, no fee. Nothing up front either.
The flat fee comes out of escrow when you close. If your home doesn't sell, or you change your mind, you owe nothing — there's nothing to refund because nothing was taken.

What it doesn't cover
Inside walls. Sewer lines (add a sewer scope, $200–$350; worth it on any home over 40 years old). Chimney interior (add a chimney sweep). Roof from the surface if it's too steep. Pool equipment in detail. Termites (that's a separate termite inspection). Mold testing. The inspector will recommend specialists when they see a reason to.
