Flat-Fee Real Estate Agent in San Diego
SelfCloze is a flat-fee brokerage service in San Diego County and Riverside County. A licensed California agent is your agent of record and handles the contracts, the disclosures and the deadlines — the parts that legally need a license — for MLS + Paperwork at $999 or Full Service at $4,999. The guide, the checklists and the calculators are free.
Nothing is paid up front and no card is taken. The fee comes out of your proceeds through escrow when you close, and if your home doesn't sell you owe nothing at all.

Questions people ask
- Does my home go on the MLS and Zillow?
- Yes. Listed on the MLS, Zillow, Redfin, Realtor.com, Homes.com, and more. It is the same MLS entry a traditional listing gets — buyer agents see it in their search the same way, because it is the same database.
- Is a licensed agent involved?
- Yes. A licensed California agent is your agent of record on every paid plan, and a licensed brokerage holds the listing. This is not for-sale-by-owner with a form pack; the parts that legally need a license are done by someone who has one.
- What if it doesn't sell?
- You owe nothing. The fee is collected through escrow at closing, so if there is no closing there is no fee — and nothing was taken up front to refund. We absorb what we spent on the MLS entry, the lockbox and the photos.
- Are flat fees legal in California?
- Yes. Commission is negotiable and not set by law, and nothing requires a brokerage to charge a percentage. What the law does require is a written agreement setting out what you are paying and what you get, which you sign before anything is owed.
- How is this different from FSBO?
- For sale by owner means no licensee is involved, so you cannot put the home on the MLS yourself and nobody is responsible for the disclosures. Here a licensed agent holds the listing and prepares the paperwork. You do the showings and keep the difference.
- When do I pay?
- At closing, out of your proceeds, through escrow. No card, no deposit, no invoice before then.
